Kitchen Remodel Cost Guide 2026
Updated January 2026
Kitchen remodels have a reputation for going over budget. The reasons are consistent: scope creep, hidden conditions behind walls, and cabinet lead times nobody planned around. None of these are inevitable. They're predictable if you know what to look for.
A midrange kitchen remodel on a typical 200 sq ft kitchen runs $22,000 to $35,000 nationally. That's new cabinet fronts, countertops, flooring, and fixtures without moving walls or appliances. The second you start relocating plumbing or tearing out a load-bearing wall, you're in a different project category.
Three budget tiers, three different projects
| Tier | Typical cost | What you get | Best for |
|---|---|---|---|
| Budget | $10,000 – $18,000 | Cabinet refacing, laminate counters, new fixtures | Flips, short-term ownership |
| Midrange | $22,000 – $35,000 | Semi-custom cabinets, quartz counters, new flooring | Most homeowners, best ROI |
| High-end | $50,000 – $100,000+ | Custom cabinetry, premium appliances, structural changes | High-value homes, long-term plans |
High-end ROI drops not because quality doesn't matter, but because there's a ceiling on what kitchens add in most markets. A $90,000 kitchen in a $400,000 house isn't going to recoup at the rate it would in a $1.2M home.
Where the money actually goes
Cabinets are the biggest single line item, typically 35 to 45% of the total budget. And this is where you have the most control over what you spend. Semi-custom cabinets from a national supplier (IKEA, Kraftmaid, Fabuwood) can cost 30 to 50% less than custom shop-built cabinets for a similar look.
Countertops come second. Quartz runs $70 to $120 per sq ft installed. Granite is similar but varies more by slab. Butcher block is cheaper and looks good but requires more upkeep.
Labor accounts for about 20 to 30% of a typical kitchen budget, but varies a lot by market. In San Francisco or Manhattan, labor is the biggest number. In smaller metros, materials dominate.
The hidden costs
Electrical is the most common surprise. Most kitchens built before 1990 don't have enough circuits for modern appliances. Adding a dedicated circuit for an island or a commercial-style range can add $500 to $2,000 depending on panel distance.
Plumbing rarely moves in a midrange remodel, but if you're adding a pot filler or a second sink, budget $500 to $1,500 per fixture in additional rough-in work. Moving the sink location entirely can hit $2,000 to $4,000.
Timeline and lead times
Lead times catch people off guard. Semi-custom cabinets can take 6 to 14 weeks from order to delivery. If you don't account for this, you're paying for finished flooring and countertop installs to sit idle while you wait. Order cabinets first, before any demo begins.
A typical midrange kitchen remodel takes 6 to 10 weeks start to finish once materials arrive on site. Budget-tier refacing projects can wrap in 2 to 3 weeks.
What to watch for in bids
Any bid under $15,000 for a full kitchen remodel with new cabinets should be looked at carefully. You're either getting very low-end materials, unlicensed labor, or a scope that excludes things you think are included. Ask for a line-item breakdown.
ROI at resale
Kitchens have strong ROI for a specific reason: buyers make decisions in kitchens. An updated kitchen pulls buyers in emotionally in a way that a new roof doesn't, even though the roof is more expensive. Minor midrange kitchen remodels consistently return 85 to 100% in strong markets. Go past that into a full gut renovation and the recoup rate drops considerably.
